A master-plan concept for an 11-acre hillside community — 45 private villas, serviced studio residences, and a resort clubhouse, planned around 360° Himalayan views.
This concept master plan sits on an 11-acre ridge site in Mukteshwar, chosen specifically for its uninterrupted 360° views across the surrounding Kumaon hills. Rather than a single building, the brief called for a small township — a community of 45 private villas, a cluster of serviced studio apartments positioned as staffed, lock-and-leave secondary homes, and a resort property providing the shared hospitality core that ties the whole community together.
The master plan follows the same discipline we bring to any resort or hillside site: read the land first. Villas are sited along the contour to protect privacy and preserve view corridors for every unit, the studio-apartment cluster is grouped for efficient shared servicing, and the resort clubhouse anchors the highest, most view-commanding point of the ridge — with dining, lounge and wellness spaces designed to serve villa owners and resort guests alike.
Materially, the concept draws on the stone-and-timber vernacular of the Kumaon hills — pitched roofs, deep verandahs, and heavy stone plinths that anchor each structure into the slope — reinterpreted with the glazing and spatial generosity of a contemporary hill resort.
